AZW -> PDF convert probs

I read the tutorial and am desperately trying to convert an ebook I bought azw -> pdf so I can use iAnnotate on my iPad.... but every time I hit convert and resulting pdf is almost unreadable. The formatting is completely off and there's almost no pictures.

What am I doing wrong?

I just downloaded a free book to try it again... and the PDF created is just unreadable.... there's just some txt at the bottom of any page.... it seems as though the alignment is off?? Can't find anything to address this problem so far. Please someone help!
