I think it depends on the area and the ability of the mall to upgrade to match the needs of the community. Our Mall, built in 1972 was stagnant by the mid80s, partly because of greed - changed ownership and the new owners bought it all on credit and expected the rent to pay the debt load. They raised rents which eliminated half the shops, replacing some with offices which don't drive traffic to the remaining shops. The only businesses still doing well have outdoor access so aren't limited to the mall hours. So, lots of bad management, IMHO, is what is hurting retail today more than Amazon.
