I really liked the last house, I think it’s my favorite so far. Is there a train that could make the commute quicker for your sister? Would she use public transport? About the energy efficiency, do the sellers have to have an energy certificate? If so, can you access it? I don’t know if it works the same has here, here the seller must have an energy certificate and the real state agency must have it so the buyer can see it if necessary, the kind of information varies, but some of them are quite complete and tell you not only what is in the house but also what can be made to improve the efficiency. If you can have access to that kind of information it could help you see how you can improve and what the cost involved would be since you will have money for it. |

I do hope my sister doesn't plan any more viewing during our vacation. It's at least a 30 minute drive to Nieuwegein and a 50 minute drive to Gouda. Those are days you can't do much else (unless you do it near the house we're visiting). And to be honest, I feel I need a bit of a break of house hunting and packing. |

Rumpel you just gave me an example where public transport is not a good option, I hadn’t considered that the train station could be far away from her work.
It’s good that you already know what would have to be changed in the house to factor in the costs when it’s time to make a decision. I’ll look forward for your report after the viewings, until then I hope you enjoy your vacation and that your parents don’t annoy you too much this week. |

And I have finished my Mucha The Blonde project, after 16 months and almost 300 hours of work.
I've decided to hold off on starting my next project. I'll first need to grid the fabric and I just don't have the time or energy to do that before I'm going on vacation. I still have the small project I'm working on, so I'll finish that first, bring it with me on vacation. I still need to wash the Mucha, then I can hand if off to my sister who will iron it and take it to be professionally framed. I already have the kit for The Brunette, but it'll be a while before I get to that one, I first want to do a bunch of simpler patterns and kits. Last edited by issybird; 09-20-2023 at 08:40 AM. Yesterday another house in Gouda came on the market and both my sister and I love it. It's well under budget at €400,000, so we still have a chance if it goes for more. It's my sister's favorite so far, so it looks like she's warming to the idea of Gouda (cheaper houses than around Utrecht).
Two big bedrooms and if this is the one for us it will be a fight who's getting the attic. It's smaller than the big bedroom one floor below, but you've got that roof deck. The other two bedrooms are a great size for an office and a craft room. The bathroom is beautiful, despite having the shower in the tub. My sister isn't too fond of the white flooring on the ground floor, it looks like a real wooden floor, so we can probably get it sanded and then treated/stained/painted to our taste. She would also like to change the kitchen, not sure what, but that doesn't need to be done immediately. It's a very light house with a great view from the front. It also comes with it's own parking spot. She managed to make an appointment for Wednesday, when we're already going to the other house in Gouda. So we decided to make it an outing. Head over there in the late morning, do some shopping, have lunch. Then we can go to this house, have some time to kill before heading to the second one. |

That house looks stunning. Only downside is not much kitchen storage, it that’s easily sorted. Good luck.
