In a sense although an apartment generaly refers to rented property where a 'strata unit' or condominium is owned.

As an aside, when I lived in Toronoto a flat was an apartment (self contained dwelling unit) without a private lockable entrance. Generally a part of a private dwelling but often whole buildings where the seperation was by floor with no lockable entrance other than the main building door. I once lived in a very nice flat where I had to enter it via another tenants hallway, and I was shown a two bedroom 'flat' in Vancouver where the second bedroom was located in another tenants apartment. Lots of locks there, but the idea of possibly having to lock oneself into ones bedroom didn't appeal.

In the US, condominiums are generally one level with no garden/land available for private use. Townhouses are multi-level with small plot of land available in front and/or in back of bldg. Both are owned but must pay monthly association fees.

In NYC we have things called co-ops. Different animal.

Apartments aren't owned.

That varies a lot, although legally they are both condominiums. Some places where land isn't at a premium will have units that basically look like duplexes with yards (two houses attached at the garage) but are technically condos.

I used to know why NY mostly had co-ops instead of condos, but I've forgotten. I know of some people who live in a co-op in Indianapolis, but they are rare - I only know of one.
