What version of iOS/iPadOS are you on? There were some oddities with Books in 14.0/14.1 which 14.2 was supposed to have fixed.

fixed... i read infinity book but something like this had never happened to me... anyway i have ipad mini 4 with ipadios 14.0.1

solved. i've updated my ipad with latest ipadOs 14.2 and now the remaining pages are displayed correctly!
