How to strip all clickable hyperlink convert to epub

**I have no html knowledge at ALL

I know it have to do with:
When "Convert Books" > Look & Feel > Transform HTML TAB
then Add Rules:
but I just cannot get it right ( conversion error)

The Rules that have error is:
If the tag : is
<a>
Than:
Remove attributes: href target

***All I want to do is strip all clickable hyperlink function when convert to epub.

IMHO things like this is so easy in the Editor, that I gave up trying to do during conversion.

Diaps Toolbag (might be called Tag mechanic as it is also in Sigil) can delete or modify Tags with certain attributes.
