What proper steps to take before returning my ipad to the store?

I am planning to return my iPad Air to the store since I want to get an iPad Pro instead. I want to deregister the old iPad and remove all associations of the device with my apple account.
How do I do it?

When I get my new iPad, I want to be able to able to download all the apps that I have purchased with my old iPad without transferring the settings and preferences. I want to start from fresh which is the default setting when you turn on a new device for the first time.

After having deleted the info on your old device you simply log on with your Apple ID on the new iPad. You can then redownload all your apps.
