Right now I'm celebrating Shannon's victory over the housing market.  It's been a struggle, but we (well, Shannon) finally put a bid on a townhouse where she wasn't kicked out by an investor and was accepted by the seller. This particular house has already gone through the bank process once but the original buyers backed out after it took them 9 months to come to a decision. I feel bad for young people who want to buy a house but can't because the investors are buying up the inventory in the lower price ranges.
I also just put down a deposit on a Pomeranian puppy for Shannon's 23rd birthday in two weeks. She was really thinking about getting a BIG dog (her first choice was a Newfie, KK) but since her new house is a townhouse with no real yard, she decided on getting a lap dog now and getting a bigger dog with her next house. She chose the breed but she doesn't know that I found a black Pomeranian puppy which she could pretend was a REALLY tiny newfie!  The nice thing is, I'll be able to housetrain the puppy for her before she moves into her new place. More work for me, but a great gift for her. Hey! That's what mom's are for!

if there's still time you might reconsider a Newfie. they actually make incredibly excellent apartment/townhouse dogs. they aren't hyper, they don't run around like mad and they aren't yappy. when a Newfie barks it means there is something to pay attention to that is probably fairly serious. they aren't even doorbell barkers! the biggest downside is that you have to learn how to do everything from 2 feet away... from the stove, the sink, the counter and so on. as my kids were quick to tell everyone, they're mobile rugs!
(and no one messes with a single woman with a Newfie!)
