Thanks, all, for the support. Shannon is pretty good about taking things in stride and is anxious to start looking again. She actually wanted to buy an older home and fix it up, but her dad and I are steering her towards something a little less work. She is only 22 so we didn't want her tied down to something that could potentially become a money pit. She's keeping all her options open, though. As an artist, she has an eye toward the potential of a place which seems to elude me at times.

Her real estate agent is a gem. He has become a bit of a grandfather figure to her and continually tells her how impressed he is with her determination to by a house at her age. She had worked with 2 other realtors before a co-worker hooked her up with this guy. I think he was angrier with the botched sale than we were. He chewed out the other realtor for keeping Shannon dangling for so long. My cynical side wants to blame the loss of commission but since Shannon's price range is fairly low and he's been a realtor for a VERY long time, I doubt that would really make much difference to him.
I'll keep you all updated on "Shannon's Mad Mad Mad Real Estate Adventure."
