I get over 200 Mbps with only one user connecting on 2.4 GHz. Even over 10 years ago it was 108 Mbps.

And with 5GHz having 4 users can knock it back to 15 Mbps.

An apartment block or other dense housing with loads of students can seriously impact the shared bandwidth of WiFi.
