As she loves to eat and/or drink while reading, I won't even lend her my paper books. I don't forbid her much, if anything, except: No food or drink around my books, and electronics of which I'm the owner. With regard to her stuff (books, phone, laptop...) I don't really care, because she'll have to pay for the replacement herself if she ruins them by spilling drinks in them.
Except for living in the same house/apartment, very few things will actually change.
