Don't overdo it with the oils, after 4 coats they won't dry as fast and might stay tacky, gathering scum. If you do 5 coats every 2 years, after a while you might find you need to take some off. That is not so easy, believe me. The stuff resists quite a many removers.
Conditions in texas are quite a bit different than in Quebec. The dryness and heat there will add a lot to the numbe of coats that will dry hard before they become tacky. 'Course, doing it in the midst of a monsoon would not work too well, though.
