If they are kepubs, it could be that there is more than one chapter per file. The number of pages in the chapter is actually the number of pages in the file, but in most books there is one chapter per file, so it amounts to the same thing.
However some publishers put more than one chapter into each file, some even put the whole book into one file. Then the number of pages per file will not match the number per chapter. The book will also be slower to navigate if the files are too large. This sort of mistake can be fixed by doing an epub to epub conversion in Calibre, which will split the files up into one per chapter.
