Well, Chapel Hill, NC does have hot & humid summers, but can have "interesting" winter weather (anything from only rain to snow to ice storms - you never can tell from year to year). Locations along the eastern SE USA will be hot & humid - but carry the risk of hurricanes/tornadoes.

I love visiting the Savannah area myself. Not all real estate around Savannah, Charleston, etc is high end - largely depends on proximity to the coast.

Eastern Washington state (Pullman) - near the Idaho border is gorgeous, dry, hot, but not humid in the summer -- but winters are VERY snowy.
