The following worked for me:

I uninstalled ADE.
Reinstalled ADE.
Factory Reset my Kobo.
Downloaded my library book to ADE.
Then plugged Kobo into my laptop.
ADE automatically detected Kobo and reauthorized.
Synced to Kobo.
Book opened perfectly!
